As the Superintendent for Mirvac’s growing Cobbitty community, SMEC continues to provide hands-on delivery leadership across multiple stages. Since commencing work on Cobbitty Lea in early 2024, our team has played a central role in advancing some of the project’s most technically and operationally complex phases.

Progress to Date

Construction is well advanced across the Cobbitty Lea precinct, with works interfacing closely with the future village green, playing field and lake. These landscaped elements will form the heart of the community and require seamless coordination across staging boundaries, disciplines, and contractors. SMEC’s structured site surveillance and clear communication protocols have helped ensure each milestone is met supporting timely certification.

 

In parallel, construction activities for both the current and future stages are being actively supported through SMEC’s construction project management and oversight. This support represents a critical step forward in advancing the precinct’s delivery program.

Value Through Proactive Coordination

Since taking on superintendent services in early 2024, SMEC has helped drive the Cobbitty master-planned community steadily toward its completion target. A key enabler has been SMEC’s early engagement with Camden Council, consultants, contractors, and servicing authorities. From managing subdivision conditions to securing service completion certificates (such as S73 and ENOA), SMEC’s forward planning has helped expedite approvals and reduce delivery risk.

 

Frequent site surveillance and construction meetings have allowed for close contractor oversight and prompt resolution of issues. Working across confined overlapping work zones, SMEC are actively coordinating across all parties to ensure a safe, time and cost-efficient project is being delivered.

Cobbitty’s remaining stages are on a sprint program requiring continued precision and alignment across all elements of delivery. SMEC remains focused on program integration, stakeholder coordination, and cost-effective engineering delivery to meet that target.

Superintendent Role and Scope of Works

SMEC’s responsibilities on the project include:

Pre-Construction

  • Review approved civil design plans and Development Consent conditions.
  • Coordinate with Camden Council, consultants, and service authorities (e.g. Sydney Water, Endeavour Energy).

Construction

  • Supervise civil works: bulk earthworks, roads, drainage, sewer, water, power and NBN.
  • Monitor contractor performance and environmental controls.
  • Conduct site inspections, quality checks, and maintain frequent records.
  • Liaise with stakeholders and respond to community or authority queries.

Compliance & Inspections

  • Coordinate inspections with Council and authorities.
  • Ensure all required QA documentation, testing results, and certifications are compiled.
  • Manage defect rectification and ensure completion of final works to standard.

Handover & Titles

  • Prepare handover documentation for Council and utility providers.
  • Support issue of Subdivision Certificates / Occupation Certificates.
